Our snagging means your peace of mind

When homeowners take possession of a brand new property they want nothing more than to see their stylish home, be excited to explore and experience it, and of course have everything looking and working just as it should be.

We work very hard to ensure this is exactly how it happens and that there are no surprises or problems, and for this we make use of an extensive, three-tier snagging process. We draw on our considerable technical and market experience for the process of checking and snagging a property long before handing it over.


A stepped snagging process

The process begins with the on-site technical quality control and continues when the villa is almost ready to be turned over and decorated.

The first inspection is carried out by our project managers, after the initial clean of the property has been arranged by the construction company. The project management team detect any problems, create a snagging list and pass the required alterations back to the builders. Once the list has been completed the property is inspected again, this time by Urbania’s technical engineers and even more thoroughly, producing a second snagging list. The construction company and suppliers not only need to fix any problems to Urbania’s full satisfaction, but they have to do so within a set timeframe.

Finally, and before Urbania will accept the property, our Quality Control manager and his team go through it from top to bottom with a fine tooth comb, checking above all for technical issues and finishings. The resulting final snagging list is presented to the construction company to be actioned - and checked again - to ensure everything has been dealt with.

It is only once all snagging lists have been fully cleared that Urbania officially takes receipt of the property. So when it is finished, decorated and prepared for handover, our Quality Control manager carries out an inspection together with the owner for a personal appraisal. Any resulting snagging list is swiftly ironed out so the property is ready to move into and enjoy.
